What does a mortgage broker do?

A mortgage broker works on your behalf to find the right home loan — not just any loan, but the one that actually suits your situation. We compare dozens of products across 20+ lenders, handle your application, liaise with the lender, and stay with you all the way to settlement. Think of us as your guide through what can otherwise be an overwhelming process.

Do you charge fees for home and investment loans?

Our broking service is provided at no direct cost to you for most home and investment loans. We’re paid a commission by the lender when your loan settles. We’re always upfront about how this works — you’ll know exactly what’s happening before anything is agreed.

Don’t you just recommend the lender who pays the most commission?

No. We’re bound by a legal duty to act in your best interests — it’s called the Best Interests Duty, and it’s a core part of how we operate. Beyond the legal obligation, our business is built on referrals from happy clients. Recommending a loan that isn’t right for you would be a very short-sighted strategy.

Isn’t it more expensive to use a broker?

Not at all — in most cases brokers secure the same rates or better than you’d get going direct to a lender, because we have access to broker-only pricing and can negotiate on your behalf. And our service costs you nothing directly.

How long does the process take?

It depends on your circumstances, but we’ll give you a realistic timeline at the start. Pre-approval typically takes a few business days once we have everything we need. Full approval usually follows within 1–2 weeks of the lender receiving a complete application. We keep you informed at every stage.

Can you help if I’m self-employed or have an unusual income?

Yes — this is actually where a good broker adds the most value. Different lenders have very different policies for self-employed borrowers, contract workers, and people with complex income structures. We know which lenders are most likely to say yes to your situation, and how to present your application in the strongest possible way.

What if I’ve been declined before?

A decline from one lender doesn’t mean the answer is no everywhere. We can review what happened, identify the right lender for your circumstances, and help you reapply correctly. Every application to a lender leaves a mark on your credit file, so it’s worth getting it right — that’s exactly what we help you do.
